NCGV is a 104ha site currently in 7 ownerships, with CEC holding freehold title for approx. 72 ha; of which around 5ha is leased to Total Fitness. The total developable area (across 5 ownerships – excl Total Fitness and MOD) is estimated at 56.6 ha based on the emerging masterplan. The entire site is currently within the Green Belt, located on the eastern edge of the key service centre of Handforth, east of the A34 and south of the A555.
EoTN is promoting the site as a new residential and community development. EotN want to establish a new, innovative approach to residential development, creating sustainable communities in a quality environment. The ultimate design standards of any new development will be informed by a Design Code, to ensure the highest possible quality development.
It is proposed that the Council, through EotN will remain as Lead Developer for the scheme managing the sites strategic infra-structure and landscaping. EotN would dispose of the site in phases to ensure control is retained and the Vision delivered. Once complete, the Village will be managed by a newly formed and dedicated Management Company who will ensure that the long Term Vision is maintained. It is envisaged that this management Co will be made up of a range of Stakeholders.
